On August 17, 2024, practice changes tied to the National Association of Realtors settlement took effect. Multiple listing services stopped publishing offers of compensation to buyer agents. Sellers can still choose to pay a buyer agent. They just cannot tuck that offer into the MLS as a default line item. NAR documents the practice changes on nar.realtor.
Rates did not reset to zero. Clever Real Estate’s February 2026 survey of 533 agents put the national average total commission at 5.70%, described as roughly 2.88% to the listing side and 2.82% to the buyer side. Secondary write-ups of that survey, published through summer 2026, also tie the figure to a median existing-home price around $434,100 — about $24,700 in total commission. This page is not the survey. Treat the percentages as published industry research, not as a quote from this domain owner.
The dollar gap a simpler fee would show
The right column is not a market average. It shows a flat 1% illustration — the kind of number a transparent brand can put on a homepage — against the 5.70% survey average.
| Sale price | At 5.70% | At 1% | Difference |
|---|---|---|---|
| $300,000 | $17,100 | $3,000 | $14,100 |
| $434,100 | $24,744 | $4,341 | $20,403 |
| $600,000 | $34,200 | $6,000 | $28,200 |
| $1,000,000 | $57,000 | $10,000 | $47,000 |
A domain name does not produce that difference. A licensed business with a clear offer might. The name easycommissionhomes.com is the sentence those businesses keep trying to write in ads.
What changed for buyers and sellers
- Buyer-agent compensation is negotiated off the MLS, in the contract or in a direct conversation.
- Buyers are asked to sign representation agreements that talk about how their agent is paid.
- Sellers still often cover the buyer side because it keeps showings moving — now as a choice, not an MLS field.
- Discount, flat-fee, and 1% models were already in market. The settlement gave them a louder question to answer.
Why the category still needs a literal name
Search behavior follows the argument people are having: low commission agent, flat fee listing, sell without a full 6%. Exact-match domains are not a ranking trick. They are how a brand stays consistent from the billboard to the URL. If that is the company you are building, the name is for sale at $47,500.
